The USGBC launched its new LEED Safety First credits program in 2020 as part of its Healthy Economy Strategy to address concerns related to the pandemic and to assist with building re-entry. As a result, 345 California proactively sought LEED Safety First credits and the building has since earned credits for Cleaning and Disinfecting, which validate that the building’s best practices align with public health and industry guidelines.

345 California first became LEED Platinum Certified in 2024, based on numerous initiatives that improved the building’s efficiency and lowered its carbon emissions, among other positives.

From a tenant perspective, the sustainability advantages to staying at 345 California include minimizing potential carbon emissions. Based on operational emissions data, 345 California offset 1,114 metric tons of carbon dioxide in 2024. Offsetting 1,114 metric tons of greenhouse gas is a significant achievement in terms of environmental impact. To put it into perspective, here are a few real life equivalents that can help you relate to the scale of this offset:


  • Forests: On average, a healthy mature tree can absorb approximately 22 kilograms (0.022 metric tons) of CO2 per year. Offsetting 1,114 metric tons of CO2 is equivalent to the annual CO2 absorption of approximately 1,301 acres of forest in one year.
  • Home Electricity: In 2019, 120.9 million homes in the United States consumed 1,437 kWh of electricity. On average, each home consumed 11,880 kWh of delivered electricity. The national average carbon dioxide output rate for electricity generated in 2019 was 884.2 lbs CO2 per megawatt-hour, which translates to about 953.7 lbs CO2 per megawatt-hour for delivered electricity. Offsetting 1,114 metric tons of CO2 is equivalent to 220 home’s electricity use for one year.
  • Gasoline-Powered Vehicles: In 2020, the weighted average combined fuel economy of cars and light trucks was 22.9 miles per gallon. The average vehicle miles traveled in 2019 was 11,520 miles per year. In 2019, the ratio of carbon dioxide emissions to total greenhouse gas emissions for passenger vehicles was 0.993. Offsetting 1,114 metric tons of CO2 is equivalent to greenhouse gas emissions from 265 gasoline-powered passenger vehicles driven for one year.
